OUR SERVICES

 

We provide an extensive property management service. We start by selecting the correct type of tenancy agreement to ensure that all parties involved are properly protected during the tenancy. Agreements vary from assured shortholds to company tenancies.

 

We collect rent from tenants in accordance with the tenancy agreement, which is usually done on a monthly basis. As from 6th April 2007, it has become a legal requirement to protect deposits with an approved government scheme. We lodge all our deposits with the Deposit Protection Service, who informs the tenant directly once their deposit has been lodged.

 

At the start of every tenancy, the tenant is checked in against an inventory and condition of schedule of the property. This serves as a definitive record of the condition of the property for both the tenant and landlord.

SAFETY REGULATIONS

 

There are certain legal obligations that we as landlords have to meet when letting our properties. These ensure that the property is safe for the tenant to live in. We comply with the Gas Safety Regulations of 1998 that require any gas appliances, pipe-work and installations in the property to be inspected on an annual basis. All the gas engineers we use are certified by the Council of Registered Gas Installers (CORGI).

 

The Electrical Equipment Safety Regulations of 1994 require that any electrical appliances left in a property are safe. We ensure that all electrical installations are safe and have them checked regularly.

 

We also provide smoke alarms in all our properties. Smoke dectors are tested to ensure they are in working order at the start of every tenancy. All our common areas within the various properties are equipped with fire extinguishers and smoke detectors. These are serviced on a regular basis.
